The Broadway is a high-quality destination shopping centre in a secondary city and is the dominant retail and leisure scheme in Bradford. The Broadway was the largest shopping centre development to open in the UK in 2015, which redefined the prime retail core within the city. A further extension was completed in 2017, including a six-screen cinema and five restaurants. Current anchors include M&S, Next, H&M, River Island, JD Sports and Boots, as well as a thriving Food Court. 


The Broadway was acquired as part of a non-performing loan portfolio with a vacant Debenhams store and rising vacancy levels. Bradford Council had regeneration plans for the city, including their aim to purchase and redevelop nearby Kirkgate Shopping Centre, prohibited by a long lease with Primark. Ellandi engaged with the tripartite of stakeholders, the Kirkgate vendor, the Council and Primark and facilitated a relocation of Primark to the vacant Debenhams in The Broadway. Ellandi is managing the redevelopment of the existing Debenhams to deliver a new Primark anchor store. The deal facilitated the Council’s purchase of the Kirkgate Centre and redevelopment and regeneration, providing an aligned solution for The Broadway and the City Centre. 


Ellandi is appointed to deliver a re-invigorated destination that meets the needs and aspirations of the demographic and provides the dominant and leading retail and leisure offer in a regenerated city.


The occupational offer has been elevated and diversified, adding a number of aspirational brands and new concepts such as Flip Out indoor adventure park and SakkuSamba.  


Ellandi works closely with the council and other city centre stakeholders to raise the profile of The Broadway and the city in the run up to Bradford as UK City of Culture 2025.
